Authorized Third Party Requirements

A third party is someone not listed on the Note (ie: spouse, friend, relative, attorney, title company or realtor).

To release information to a third party, the third party must become an Authorized Third Party (ATP).

Customers may submit written authorization or provide a 24-hour verbal authorization to release information to a third party.

Written Authorization

Written authorization signed by the customer(s) on the loan giving permission to release information to the specified third party

  • This may be completed by filling out the Third Party Authorization Form or a written and signed letter received from the borrower(s)
  • Click HERE for the Fairway Third Party Authorization Form for Interim Servicing and Transferred Servicing Loans.

The written authorization is to be submitted via email to servicing@fairwaymc.com

  • While the Customer Experience Team is working remote, third party authorizations submitted from borrowers by email will result in the fastest processing time
    • Written authorizations may also be mailed to the Fairway correspondence address or the fax number listed on the Contacts Page in KnowledgeOwl for Interim Servicing and Servicing911
      • Upon receipt, a Customer Experience Specialist confirms the authorization is valid and uploads the written authorization to the eFolder in Encompass under the Third Party Auth category
      • FICS is to be documented in the Memos section with details of the received third party authorization

Verbal Authorization

Customers, once fully authenticated and verified, may provide a 24-hour verbal authorization giving permission to release information to a third party.

  • FICS is to be documented in the Memos section with the details of the third party authorization including:
  • Name of customer who called (if more than one borrower on the loan)
  • Name of authorized third party
  • Document the borrower provided verbal authorization for the 24-hour period

Third parties are not permitted to authorize additional parties.
